How do I get paid?

general

Legally, the brokerage is paid, and then we pay you. We accept both wires and checks, but do prefer wires. The brokerage covers the wiring fee. Once all docs are properly turned in, and the money has cleared the account, we will process your payment. You will receive a portal notification email that your transaction was closed, and will receive a commission breakdown. This means that your payment has been processed. It generally takes about 2 days for your payment to hit your account. This varies based on holidays, weekends, your bank, etc.

What is the difference between a pre-qualification & a pre-approval?

Easy way to remember: pre-*Q*ualification has a Q- still have questions to answer pre-*A*pproval has an A- they have answered the questions A true pre-approval means they have verified income, assets, etc. When ready the letter, don't just read the header- read the content. Most lenders will state that they have verified things if it is a TRUE pre-approval. If you have questions, our contracts give us the right to call the lender and ask.

How do I send an offer?

Best practice is to send an email with all associated docs attached: offer, pre-approval/proof of funds, signed property disclosure, compensation agreement, etc. Do not give away information in your email. If you want to break down the offer details, feel free to do so. Best practice is to ask for confirmation of receipt or to text/call the agent and confirm receipt.

How do I set up a new loop in Dotloop?

Click the blue "add loop" button in the top right corner. For a buyer, name the loop the buyer name. For a listing, name it the address. Choose the appropriate template. Click "view loop". Scroll of toggle to the "people" section and add each individual. Make sure to assign their role, and DO NOT click "add to my team" unless they are an agent within the office who is helping you out.

How do I get paid for representing a buyer?

When using the CCRA contract, you will check the "are" box in section 21, and will put "Form 120" in that box. You will then fill out Form 120 with the appropriate amount, sign it, and send it with your offer. When using the SCAR 310 contract, you will check the box in section 26 for Form 120.

How do I calculate due diligence?

When using a CCRA contract, a business day begins at 8am and ends at 7:59am. The count starts the day AFTER the contract is finalized (as long as it's 8am or later). For example, you finalize a contract at 3pm on Feb. 24, 2026. Due diligence STARTS at 8am on Feb. 25, 2026. It would end at 7:59am on March 11, 2026. Note- if there is a bank holiday, that day does not count.

What can I put in "other terms" on the CCRA contract?

-any personal property that conveys (fridge, washer, dryer, blinds, etc) -if any terms of the standard contract are being changed (i.e. 5 business day due diligence instead of the standard 10) -disclose if you are related to either party

What are COE points?

COE= Circle of Excellence The Circle of Excellence is Central Carolina REALTORS® Association's only award that recognizes member’s achievements in their business and a member’s contributions to their local Association. Annually, CCRA members attend classes, networking events, serve on the Board of Directors and committees, while contributing their time to volunteering. Through service to their Association, members acquire points used to qualify for a place on the Circle of Excellence. Before listing a mobile home...

-Confirm if property is de-titled or not. Check county taxes. -Ask the seller if they have an engineering certificate. If they financed it with a mortgage, they should. If not, suggest they go ahead and have one done, to avoid the surprise of having to add tie-downs ($1000+ expense). This CAN be paid for out of closing if needed. -Find the HUD plate in case the lender needs it.

What are some suggestions for making an offer on a mobile home?

Put "seller will provide clear engineering certificate" in the other terms. This will save your buyer hundreds of dollars on that letter, AND if the proper tie downs are not installed, the seller will have already agreed to get them installed.

Are there property requirements?

The mobile home must be de-titled (legally attached to the land) and loan programs will require an engineering certificate.

Will all lenders finance mobile homes?

No. Make sure to ask the lender if they finance mobile homes.

Can you get a mortgage on a mobile home that has been moved?

Mobile homes that have been moved can only be financed by a VA loan. (Other options may be available, such as a hard money loan or chattel loan.)

Does a mobile home have to be de-titled? How do I tell?

It must be de-titled to sell- but this CAN be done with closing. Check the county tax records. It will have a separate/vehicle tax bill if it still has a title.
